Guide 01 · Mortgage basics
How a Mortgage Works, Step by Step
The whole journey in order: budgeting, preapproval, the Loan Estimate, closing and the years of payments after.

The Own Mortgage Guide
Careful, plain-English guides to how home loans work, so you can read a Loan Estimate with confidence, ask sharper questions and make decisions at your own pace.
Why OwnMG exists
Most people take out only a handful of mortgages in a lifetime. The lenders, agents and underwriters across the table handle them every day. That gap in familiarity is where confusion, and costly mistakes, tend to begin.
OwnMG exists to narrow it. We explain the vocabulary, the documents and the trade-offs in the order you are likely to meet them, with worked examples that use clearly hypothetical numbers. We do not make loans, take applications or recommend lenders, so our only job is helping you understand what you are reading.
More about OwnMGEvery term is defined where it first appears. If a sentence needs a glossary to make sense, we rewrite the sentence.
Our guides follow the standard forms you will actually receive, including the Loan Estimate and the Closing Disclosure.
No rate tables, no lender rankings and no applications. Just the context you need to compare offers on your own terms.
The guides
Start with how a mortgage works, or go straight to the question on your mind. Each guide stands on its own and takes only a few minutes to read.

Guide 01 · Mortgage basics
The whole journey in order: budgeting, preapproval, the Loan Estimate, closing and the years of payments after.

Guide 02 · Loan structure
How each rate type behaves over time, how ARM caps work and how to test a worst-case payment.

Guide 03 · Costs and comparison
What each percentage measures, what the APR leaves out, and how discount points change the picture.

Guide 04 · Loan programs
Who backs each loan type, who it is designed for, and how down payments and mortgage insurance differ.

Guide 05 · Monthly payments
What makes up a full monthly payment, how escrow accounts are managed and why escrow payments change.

Guide 06 · Refinancing
Common reasons to refinance, the costs involved and a simple break-even test before you commit.
Where to begin
New to all of this? The guides are numbered in the order most buyers need them: the overall process first, then the choices that shape your loan, then the costs that continue long after closing.
Editorial standards
Mortgage information is only useful if you can trust it. These are the rules every OwnMG guide is held to before it is published, and again each time it is reviewed.
Read our full standardsWe work from federal rules, agency publications and the standard disclosure forms, not from marketing copy or secondhand summaries.
Worked examples use round, hypothetical numbers and say so. They show how the math works; they are never quotes or predictions.
We never tell you what you will qualify for or how much you will save. We explain the trade-offs and point you to official sources.
Every guide shows when it was last reviewed. We revisit guides regularly and whenever a rule, form or limit they describe changes.
